140 Rue de Grenelle: owning a piece of Paris’s history

140 Rue de Grenelle: the townhouse that Paris will never be able to build again

In the heart of the Faubourg Saint-Germain, a residence steeped in three centuries of history

There are places in Paris that have stood the test of time without ever losing their soul. 140 Rue de Grenelle belongs to this rare category of residences that tell the story of the capital as much as that of those who live there.

Tucked away from prying eyes, within a secluded estate in the Faubourg Saint-Germain, this contemporary 470 m² townhouse is far more than just an exceptional property. It is the culmination of a heritage restoration project that would be impossible to replicate today in one of Paris’s most strictly protected neighbourhoods.

Three centuries of history in the heart of the 7th arrondissement

From the Hôtel de Noirmoutier to modern-day Paris

The history of the site began in the 18th century when Jean Courtonne built the Hôtel de Noirmoutier for the Duke of the same name. A few years later, Louise-Élisabeth de Bourbon-Condé expanded the estate and its gardens, creating one of the most prestigious properties in the Faubourg Saint-Germain.

Over the centuries, this address has welcomed some of the most prominent figures in French history. After the First World War, the Hôtel de Noirmoutier became the residence of Marshal Foch, before going on to serve as the official residence of the Prefect of the Île-de-France region.

It is in the former outbuildings of this historic estate that 140 Rue de Grenelle is now writing a new chapter.

An architectural renaissance that can no longer be replicated

When heritage and contemporary design come together

Transforming an 18th-century heritage property without betraying its spirit is a delicate balancing act.

The restoration of the estate, led by Jean-Jacques Ory, was not intended to freeze the past in time, but to give it a new residential purpose. The interiors designed by Thierry W. Despont, whose signature style is evident in iconic venues such as the Ritz in Paris and Claridge’s in London, extend this vision with timeless elegance.

Today, such a project would be quite simply impossible. In this protected area of the Faubourg Saint-Germain, new builds are virtually non-existent and renovations on this scale are now the exception rather than the rule.

The ultimate in luxury: living as if in a family home

A venue where every space prioritises light and tranquillity

Designed as a true family home, the mansion spans five floors, served by a private lift. Its layout breaks with traditional conventions: the reception areas are situated on the top floor to make the most of the natural light streaming through, unobstructed views of the gardens and a unique panorama of Sainte-Clotilde Church.

On the ground floor, the suites open onto a private 53 m² terrace, a natural extension of the estate’s historic gardens. Further down, a gym, a wine cellar, ample storage space and a garage with room for four cars complete this property, which has been thought through down to the smallest detail.

‘Some properties are exceptional because of their size or location. This one is exceptional because it tells the story of three centuries of Paris. To acquire 140 Rue de Grenelle is to become the guardian of a living heritage, reinvented to meet today’s demands without ever betraying its history.’

A secret campaign in the heart of Paris

A private estate where silence has become a privilege

One of the greatest assets of 140 Rue de Grenelle cannot be measured in square metres.

It lies in its surroundings.

A tree-lined cobbled driveway, landscaped gardens, statues hidden beneath the ivy, a permanent concierge’s office and just a handful of private mansions make up this private estate, which feels more like a residential hamlet than a Parisian block of flats.

Here, tranquillity becomes a luxury.

Behind these words lies a residence where every detail is worth discovering. Browse the photographs, floor plans and full specifications of this unique townhouse in the heart of the Faubourg Saint-Germain.
