Varenne: 35 years of luxury property in Paris

Since 1991, revealing what makes a Parisian property unique

Thirty-five years ago, Varenne chose the Left Bank as the starting point for a deeply Parisian story. Since then, Varenne has been supporting sellers and buyers with an unwavering conviction: a property is never defined solely by its address, its floor area or its value. It embodies a history, a light, a way of living.

From Saint-Germain-des-Prés to the Champ-de-Mars, from the Jardin du Luxembourg to the Faubourg Saint-Germain, and then across the Seine, Varenne has developed an intimate knowledge of Paris, its architecture, its neighbourhoods and the ways in which they are lived in. Thirty-five years on, Varenne continues to pursue the same ambition: to uncover unique properties, to support their transfer of ownership and, through them, to bring to life a certain Parisian art of living.

35 years revealing the places where Paris keeps writing its story.

Born on Paris’s Left Bank

Varenne was founded in 1991 on the Left Bank. By 1992, a second branch had opened on Place Saint-Sulpice, in one of those neighbourhoods where the spirit of Paris can still be felt in every façade, every courtyard and every passageway.

The agency gradually expanded its expertise to cover all the capital’s iconic neighbourhoods, on both banks of the Seine, whilst never losing sight of what defines its identity: a sense of place inherited from the Left Bank, characterised by understated elegance, curiosity and a personal touch.

Today, the two Varenne agencies, located on Place Saint-Sulpice in the 6th arrondissement and on Rue de Babylone in the 7th, are places for advice, meetings and inspiration.

This long-standing presence enables our teams to grasp what truly sets a Parisian address apart: the quality of a floor plan, the light on a high floor, the perspective of a series of rooms, the tranquillity of a courtyard, the presence of a garden or the rarity of a view. A property is not confined to its walls: it is part of a neighbourhood, with its streets, shops, customs and rhythms; it embodies a whole way of life in Paris that can only be learnt over time.

Thirty-five years’ expertise in the Paris property market

Paris has been transformed. Lifestyles, expectations and ways of living have evolved. Certain neighbourhoods have come into their own, new ways of living in family flats have emerged, and the very concept of luxury has shifted.

Through these changes, Varenne has built up expertise based on hands-on experience, in-depth knowledge of prime locations and a keen understanding of the market.

Over the past thirty-five years, our teams have worked on family flats, private mansions, houses with gardens, artists’ studios, penthouses, properties with terraces and exclusive estates, some of which have been put on the market for the first time in several generations.

This knowledge is now embodied in a number of key figures:

  • 35 years of Parisian history and expertise;

  • two offices in the heart of the Left Bank;

  • 25 staff members with complementary skills;

  • over 200 sales completed over the last 24 months;

  • expertise spanning Paris’s most sought-after neighbourhoods.

Behind these figures lie just as many personal journeys: families growing, legacies being passed on, returns to Paris, first-time purchases and chapters in life that people choose to close.

It is this human dimension that defines the Varenne spirit.

Bridge-builders between historic places and new lives

Varenne sees its role as that of a bridge-builder.

To be a bridge-builder is to understand what constitutes a property’s visible value, but also to perceive what cannot be measured immediately: its history, the grandeur of its spaces, its place within a neighbourhood, or the promise of a life yet to come.

This approach requires a detailed knowledge of luxury property in Paris, but also the ability to listen, time and a certain intuition. Like dowsers, the teams seek out places capable of fulfilling a desire that is sometimes difficult to articulate.

For some buyers are not simply looking for a certain number of rooms or a specific floor area. They are seeking a feeling: a view over the rooftops, a garden hidden behind an unassuming façade, the charm of an antique parquet floor, or a location quiet enough to make one forget the city.

Varenne supports them so that this intuition can become a reality.

A home that embraces creativity

In Paris, an exceptional property often embodies a history that extends beyond its own. Haussmann-style buildings, private mansions, former outbuildings, studios and houses hidden behind a porch all form part of a living heritage.

Selling them requires an understanding of their architecture, their setting and their rarity. Acquiring them, in turn, means accepting the role of their custodian.

This vision finds particular expression at 140 Rue de Grenelle, a contemporary residence set within an estate whose history dates back to the 18th century. This address serves as a reminder that a property’s value lies not only in its features. It also stems from the story it tells of Paris and what it can pass on.

For thirty-five years, Varenne has been championing places that cannot be replaced. Properties that are not merely sold: they pass from one story to another. Just like Jean Dubuffet’s home and studio, some of these buildings still bear within their walls the traces of those who lived in them, created them and transformed them, as well as the promise of a story that continues to unfol

Expertise enriched by collective intelligence

A prestigious property project requires far more than just one area of expertise.

Valuation, marketing strategy, legal knowledge, property presentation, photography, interior design, renovation, tax matters or confidential research: each stage requires a precise and coordinated approach.

Varenne draws on a team of passionate experts, capable of combining their perspectives to offer bespoke support. This collective intelligence enables us to better understand properties, champion their value and anticipate the expectations of each client.

This approach is extended through Paragone and a select network of partners, enabling us to support projects in France and internationally without compromising the quality of the relationship.

At a time when the property sector sometimes tends towards standardisation, Varenne, on the contrary, champions a personalised approach: every property, every story and every project calls for a unique response.

The art of living: an essential aspect of property

This conviction underpins Paris by Varenne, an editorial perspective on the architecture, institutions, craftsmanship, gardens, restaurants and personalities that shape Paris.

It also inspires LIGHT ON ART, a series of events designed to foster dialogue between the property sector, contemporary creation and the arts and crafts.

For the past nine years, Varenne’s agencies have welcomed artists, designers, craftspeople, publishers and French houses. Furniture, artworks and materials come together with the architecture of the spaces, reminding us that an interior truly comes to life when it reflects those who inhabit it.

These artistic collaborations are not merely a decorative addition to the property business. They are a natural extension of Varenne’s approach to properties: an approach that pays close attention to space, materials, craftsmanship and the passage of time.

‘The Time of Matter’, an anniversary edition

“The Time of Matter”, an Anniversary Edition To celebrate its 35th anniversary, Varenne dedicates the tenth edition of LIGHT ON ART* to French craftsmanship, under the theme “The Time of Matter.”

Casamance and Maison Berthet Logeais take over Varenne’s two Paris addresses, Place Saint-Sulpice and Rue de Babylone, with a scenography specially conceived for this anniversary edition. Fabrics, curtains, textile panels, a daybed, stool and screen come together to create a sensitive interior, where materials, furniture, light and architecture enter into dialogue.

This setting is echoed by the hand of Arnold d’Alger, illustrator and founder of Bazar d’Alger. Across the windows of both addresses, he draws thirty-five years of Varenne’s history: its places, its encounters, and the Paris the Maison has never ceased to explore. The windows become open pages in a story that is still being written.

This anniversary edition of LIGHT ON ART expresses a concept of luxury dear to Varenne: embodies an idea of luxury that lies at the heart of Varenne: time devoted, materials carefully chosen, craftsmanship passed on, and things made to last.

*LIGHT ON ART is Varenne’s artistic programme, conceived to bring real estate into dialogue with art, design and craftsmanship across its Paris addresses.

35 years of perspectives on Paris

Celebrating thirty-five years is not just about looking back at the journey we’ve taken.

It’s about appreciating everything that remains: a taste for fine establishments, the importance of trust, the pleasure of meeting people, and that curiosity about Paris which still allows us to be amazed by it.

It also means looking to the future. Continuing to support the city’s transformations, new residential aspirations and contemporary ways of experiencing its heritage, without ever compromising on the high standards of our advice or the quality of our personal connections.

Since 1991, Varenne has seen Paris change. But the firm continues to believe that the finest property stories always begin in the same way: with the meeting of a place and a new life.

For thirty-five years, Varenne has been revealing a Paris that people call home.
